About 1 in 25 parcels in DFW (Dallas, Tarrant, Collin & Denton Counties) are owned outside of Texas. That’s 83,320 out of 2,123,52 parcels.
The largest out of state owner is Progress Residential, headquartered in Scottsdale (It owns 2,152 parcels).
Most of these parcels are owned by individuals (especially the California owned ones). A much larger share of those from Arizona and Georgia are rentals owned by institutional investors.
The US Government Accountability Office published a study in May of 2024 looking at institutional investing in the single family homes market. It found that institutional investors owned between 1 and 3% of all single family homes in 6 markets (including DFW), but 4 to 22% of rental homes.
It also found the sharpest growth ran from 2021 to 2023, and that 2024 turned down. Since then, the four largest single-family landlords in the country — Invitation Homes, Progress Residential, American Homes 4 Rent and FirstKey — have sold more homes than they bought for six straight quarters.
